The Luzerne County Sheriff's Office has deployed the M4app - Sheriff Sale Automation, an online application that streamlines the real estate sheriff sale process. The posting of real estate sheriff sales with enhanced information is available to the public on this website. A link to each sheriff sale handbill as a PDF can be easily accessed through Adobe Acrobat Reader.
The Internet has proved to be a valuable resource for locating information quickly and conducting business efficiently. We believe that the M4app - Sheriff Sale Automation application will increase our productivity, control costs, and enhance the overall effectiveness of the real estate sheriff sale process.

Effective June 30,2009 all sheriff sale executions must be electronically submitted through the M4app. Cases not submitted electronically may be subject to delay. All standard paper documents are still required. |

Properties sold for mortgage and judgment defaults are processed through the Sheriff's Office.
The sheriff's sales are held on the first (1st) Friday of every other month at 10:30 A.M. in the Luzerne County Courthouse. It is recommended that interested parties should consult with an attorney prior to participating in a Sheriff's Sale.
Members of the Luzerne County Sheriff's Department are unable to offer any legal advice.
NOTICE OF SALES
Booklets listing the properties being sold are printed for each sale and can be obtained in the Sheriff's Office.
Sales are advertised in the Times Leader and Luzerne Legal Register on three (3) Friday's before the sale date.
Sheriff Handbills are posted on the property and in the Sheriff's Office at least thirty (30) days prior to the sale date.
A property may be removed from the list or the sale adjourned by the executing creditor any point up to the actual time of the sale.
ACCESS TO PROPERTIES FOR SALE
The sheriff does not have physical access to the properties listed for sale.
Properties are sold "as is" and the sheriff is not responsible for a clear title.
Professional assistance in searching properties may be obtained through attorneys or title searchers to determine possible liens for which the buyer may be responsible for.
BIDDING
Bidding starts at "Real Estate Taxes and Costs" (the total amount of taxes and fees owed in addition to the Sheriff's cost of putting on the sale)
The property is sold to the highest bidder.
The purchaser must pay 100 percent (100%) of the bid by One O'clock (1:00 PM) the same day of the sale..
Payment must be in the form of cash or certified check made payable to the Luzerne County Sheriff.
COMPLETION OF SALE
Exceptions to a sale of property can be filed within ten (10) days after the sale.
After all money is paid and if no exceptions are filed, the sheriff's deed may be recorded in the name of the purchaser.
Deed processing may take four to six weeks.
A schedule of distribution of the proceeds from the bid sale will be prepared within thirty (30) days.
Money collected by the sheriff is paid in priority order to creditors unless objections to the schedule are timely filed.
